28home.ca is a bilingual Vancouver real estate platform: 64 Metro Vancouver presale projects, MLS® homes for sale and rent across British Columbia on buy.28home.ca and rent.28home.ca, a school finder with official provincial test results, and a mortgage calculator.
As of September 2026, the MLS® Home Price Index benchmark price for all residential properties in Metro Vancouver was $1,075,900, down 5.5% from September 2025, according to Greater Vancouver REALTORS®. By property type, the benchmark was $1,784,700 for a detached house (down 7.3% year over year), $1,016,700 for a townhouse (down 4.7%) and $682,500 for an apartment (down 6.2%). There were 1,717 sales in September 2026, 25% below the 10-year seasonal average, and 16,394 homes listed for sale, so buyers currently have more choice than usual. A benchmark price describes a typical home, not an average sale: individual neighbourhoods and buildings vary widely. These figures cover the Greater Vancouver REALTORS® area (Vancouver, Burnaby, Richmond, Coquitlam, the North Shore and nearby); Surrey, Langley and the Fraser Valley are reported separately. To see what is for sale now, search buy.28home.ca.

Buying a home in Metro Vancouver usually takes six steps. First, get a mortgage pre-approval so you know your budget; in Canada the minimum down payment is 5% on the first $500,000, 10% on the portion above that, and 20% on homes of $1.5 million or more, and a down payment under 20% needs mortgage default insurance. Second, choose a licensed REALTOR® to represent you. Third, search listings — homes for sale across BC are on buy.28home.ca. Fourth, make an offer, usually with conditions such as financing and a home inspection. Fifth, remove conditions once the inspection and financing are confirmed. Sixth, a lawyer or notary completes the transfer and registers the title. Budget for closing costs on top of the price, including BC Property Transfer Tax, legal fees and adjustments. Most non-Canadians are currently barred from buying residential property under the federal foreign-buyer ban, and BC charges an additional tax on foreign buyers in several regions, so confirm your situation with a lawyer before you make an offer.

A presale (also called pre-construction or off-plan) is a condo or townhome you buy before it is built, usually two to five years before completion. You sign a purchase agreement and pay deposits in stages — often 10% to 20% of the price — and pay the rest when the home is finished. In British Columbia, developers must give buyers a disclosure statement under the Real Estate Development Marketing Act, and buyers can cancel without penalty within seven days of the later of signing the contract and acknowledging they had the chance to read it. Deposits are held in trust. The advantages are a lower entry price than a finished home in some markets, a new building with a warranty, and time to save. The risks are construction delays, price changes before completion and needing a mortgage at completion-day rates. Before buying, read the disclosure statement, check the developer’s completed projects and confirm assignment rules. 28home.ca lists Metro Vancouver presale projects with starting prices, completion years and floor plans.

MLS® listings are on 28home.ca’s two listing sites: buy.28home.ca for homes for sale and rent.28home.ca for homes for rent. The listings come from the Canadian Real Estate Association’s DDF® (Data Distribution Facility) and are refreshed every hour, so new listings, price changes and removals appear the same day. Searches start in British Columbia, and you can switch to Ontario, Alberta or Nova Scotia. You can filter by city, price, property type, bedrooms and bathrooms, and on the buy site by open houses and new construction; both sites also have a map view. Each listing page shows the listing brokerage and a link to the full listing on REALTOR.ca. Commercial listings are not shown. To ask about a listing, use the Contact Agent button on the listing page, which sends your message to the listing REALTOR®, or request a tour.
The school finder lists every school in British Columbia, Ontario and Alberta from each province’s official open data. Its score is the average share of students who met or exceeded the provincial standard on government tests. In BC, elementary schools are scored on the Foundation Skills Assessment (grades 4 and 7, literacy and numeracy, 2023/24 to 2025/26) and secondary schools on the Graduation Literacy 10, Literacy 12 and Numeracy 10 assessments (2023/24 and 2024/25). In Ontario, scores use EQAO results for grades 3, 6 and 9 and the grade 10 literacy test (2024–25). “Top X%” compares a school with others at the same level in its province. Alberta does not publish school-level results as open data, so Alberta schools are listed without a score. The score is 28home.ca’s own summary, not the Fraser Institute’s rating; each school links to the Fraser Institute’s site, and catchment should always be confirmed with the school district.
